Job Title: Leasing Consultant

Reports functionally to: Senior Manager


The role of the Leasing consultant is to reach monthly revenue and activity targets by securing successful commercial leasing transactions on behalf of corporate tenants and/or landlords. The Leasing Consultant must source requirements for office and retail space; match these with suitable space options and progress the transaction to conclusion. This is a detailed, responsible sales consultancy role involving large and key transactions to the success of the clients business.

Key tasks:

  • Sourcing new office requirements
  • Landlord / Lease negotiation
  • Maintaining client relationships
  • Site inspections
  • Business development and networking

Time-split: Typically 40% office-based / 60% external


Market Knowledge

  • Develop and maintain detailed knowledge of all commercial property markets and properties in Vietnam
  • Update new market knowledge to Leasing and Research teams
  • Be able to present and talk knowledgeably on the Hanoi office and retail markets, sub-markets and individual properties
  • Conduct local market analysis for existing inventory and competitive properties to ensure accurate marketing and competitive pricing with regards to market rent, tenant improvements, rental abatement
  • Develop technical knowledge of commercial leasing to a high international standard
  • Read business news daily to identify sector and economic trends that will impact occupier space requirements

Client Development (Occupiers)

  • Build ongoing relationships with office and retail occupiers through telephone calls, emails, direct and indirect marketing and networking
  • Generate requirements for commercial space according to weekly and monthly activity targets through direct sales action and incoming requirements from your contacts
  • Build a strong portfolio of occupier clients that will use you as their primary contact for real estate information
  • Explicitly aim to work with ‘Decision-makers’; not admin or support staff unless directed to
  • Keep up to date of sector specific news and announcement relevant to occupier clients
  • Update the Savills database with records of all communications, meetings, contact information and company information gained

Client Development (Landlords)

  • Build ongoing relationships with landlords in Hanoi via regular market updates, emails, meetings and networking
  • Ensure that service agreements are continually monitored and updated as and when needed
  • Ensure you know all the property management staff at all of the Grade A and Grade B office buildings in Hanoi and are in regular contact
  • Keep abreast of all occupancy and internal expansions, relocations via regular consultation with the landlord


  • Use LinkedIn to directly connect with occupiers, landlords and other partners. Post relevant updates to commercial property at least twice per week. Ensure your profile is professional and relevant
  • Send regular letters and emails to your occupier portfolio

Leasing Process

  • Professionally conduct balanced site inspections, illustrating your ability to operate as unbiased consultant by highlighting all the key points to clients, both positive and negative
  • Fully understand all the terms included in an Offer to Lease, Letter of Offer, and Memorandum of Understanding
  • Always operate to achieve the best result for your client, ensuring that all benefits and incentives have been achieved
  • Have strong comprehension of a lease agreement/tenancy agreement, and be able to act in a supporting role to both the tenant and the landlord’s legal teams
  • Advise and assist the tenant/landlord through to handover of space when required


  • Update and develop a qualified client database via email, cold call, sales call, contact in person, net working etc in order to know both their existing and future needs
  • Well maintain and enrich the existing database of the landlords and developers and ensure any of their properties’ vacancies are taken care
  • Carry out the entire leasing process: well acknowledge of the Client’s need, site inspection with client, proposal preparation, lease negotiation, closing deal, following up the fee payment etc
  • Draft and prepare all documents in relation to the leasing process such as: Option and market analysis, Offer to lease, Lease Agreement, Appendix, Fee Agreements, Co-Broker Agreements, and Referral Agreements etc
  • Ability to identify the business opportunities and report to the Head of Department for further actions
  • Actively manage payment processes from clients upon completion of work

  • Degree/Masters Degree Educated, desired subjects: Marketing/ Commercial/ Hospitality
