Job Title: Director – Commercial Agency, North & Central Vietnam

Reports to: Branch Director

 

JOB SCOPE – To manage and monitor the Office & Retail Leasing Agency department in North and Central, Vietnam; including full P&L responsibility, leasing team management in both Hanoi and Danang offices, corporate and retail occupier key client relationships; landlord and developer client relationships and business development.

 

SPECIFIC DUTIES

Financial Management

  • Create, monitor and implement expense and revenue budgets for the Commercial Leasing Agency teams for the following calendar year and endeavor to achieve or outperform the designed budget

Team Management

  • Providing leadership and direction to the Commercial Leasing Agency Teams ensuring the provision of a quality professional service to clients and meeting the objectives of the company quality standards
  • Ensure the Commercial Leasing Agency Teams comply with company policies & procedures
  • Assign, supervise and evaluate work performance and results; including enforcing daily and weekly activity and revenue targets
  • Assign tasks and projects to ensure that all occupiers’ requirements will be taken care of in an efficient and professional manner
  • Managing the development of employees through effective training and strategic human resources programs
  • Developing and overseeing overall policies, procedures and lease standards
  • Maintain comprehensive stacking plans and tenancy schedules for all major office and retail buildings in the respective cities
  • Regular travel to Danang, HCMC and other cities/locations as necessary
  • Actively work with other departments in the company and encourage cross referrals of other Savills business lines

Occupier Clients

  • Actively canvass the commercial tenants for the purpose of identifying their real estate requirements and promoting the Savills leasing portfolio
  • Manage relationships of key office and retail occupier relationships to identify their long-term needs
  • Regularly attend networking events and organize events such to actively encourage the expansion of our tenant database/contacts
  • Attending key tenant, industry, and in-house conferences in Vietnam and the Asia-Pacific region to develop client and internal referral relationships
  • Identify tenant representation opportunities
  • Work closely with the Savills regional and global ‘Worldwide Occupier Services’ teams to ensure Savills occupier clients needs are met

Developer Clients

  • Actively approach and endeavor to achieve new exclusive and non-exclusive leasing projects
  • Provide independent professional advice to the company’s clients on real estate matters including management, sales, leasing and marketing

Project Marketing

  • Design the strategy for new leasing project in order to lease the building in the shortest possible timeframe and in an efficient and professional manner
  • Collaborate with MARCOM team on the marketing of leasing projects

Department Marketing

  • Work with MARCOM team to develop and implement an effective marketing plan and budget to promote the department service lines to all external and internal stakeholders
  • Maintain and develop strong relationships with relevant media to promote the Commercial Agency services and industry

Project Marketing

  • Design the strategy for new leasing project in order to lease the building in the shortest possible timeframe and in an efficient and professional manner
  • Collaborate with MARCOM team on the marketing of leasing projects

Business Development

  • Supporting the company's marketing effort and enhancing its reputation in the industry by establishing and maintaining effective relationships with key customers and intermediaries
  • Identify and target key development projects for exclusive agency appointments; develop and implement professional pitch and business development activities
 

REQUIREMENTS:

Education

  • Strong understanding of the Real Estate Market
  • Bachelors degree

Communication skills

  • Strong interpersonal, negotiation and communication skills, for liaising with colleagues and customers

PC skills

  • The ability to work with IT resources such as databases and spreadsheets, for the collection and management of information

Experience

  • 7 to 10 years of relevant real estate experience
  • Strong understanding of property and economic principles
  • Strong negotiation skills, particularly the negotiation of complex lease contracts
  • The ability to manage a sizeable team of 10 to 15 staff

Language

  • Proficient English (both speaking and writing)
