Property is often one of the largest operational and capital expenses a company can have. It pays therefore to take the business of finding and negotiating for premises very seriously. We assist tenants in all aspects of their property requirements, from the initial planning, through budgeting, market research, assessment of requirements, identification of suitable premises, negotiations, lease contract negotiations and fitting out. We will save you money and we will save you time. In the first meeting, we will provide you with information that would take weeks for you to gather. For example; a complete list of all properties that could be available for your requirement, full details of all those properties – photographs, floor plans, specifications; knowledge of prices and conditions landlords are likely to agree to – not just asking prices.

Our approach in tenant representation projects encompasses the following key tasks:

  • Assessment of space needs both now and in the future.
  • Assessment of what type of property best suits your needs taking into account all the important issues such as price, location, your working hours, your competitors, your staff preferences, your image, etc.
  • Review of the entire market, explaining current conditions and bring to your attention buildings known, and not so commonly known, to be available.
  • Bringing to your attention innovative solutions.
  • Selection of a short list to be viewed, arrange appointments and accompany you on inspections.
  • Negotiate with landlords, financial comparisons.
  • Explain terms and conditions of leases and negotiate for changes.
  • Conclude negotiations for the selected premises, encompassing price and terms and conditions.
  • Full reporting to client needs.
  • Analyzing the cost-benefits of renewal vs relocation;


Lease Renewals and Rent Reviews
We advise on market rental values and appropriate lease terms. Our on-the-ground knowledge of individual locations and specific properties ensures that we negotiate the most favorable terms. We advise tenants on the contents of leases ensuring that the tenant is adequately protected and yet achieves flexibility in his lease.
